The space

A single-story, standalone office building on W Riverside Dr in Garden City, set on a big lawn under mature trees, with a covered porch out front and parking steps away. It sits on the same parcel as the building we later leased to Align Wellness Spa, so this is a property we know inside and out.

The tenant

Edward Jones built its business on local financial advisors who know their clients by name. Its branches work best in places that feel approachable and easy to drop into, not in a glass tower downtown.

Location, location, retirement

Then there's the neighborhood behind the building: established, settled, and full of homeowners who've been in Garden City a good long while. These are folks who stopped asking about starter homes a long time ago and started asking about required minimum distributions. For a financial advisor, that's not a neighborhood. That's a client list within walking distance. Nobody here needs to be sold on retirement planning; they just need someone to tell them they can finally buy the boat.

The deal

KZB completed a five-year lease for the Edward Jones branch, putting a national financial services brand into a small, standalone office with real curb appeal, right where its clients live.

Garden City, building by building

We've worked this parcel twice. Next door, we turned a former executive office into Align Wellness Spa, and across town we placed Palm Creative in flex space on Fenton St.
