KZB Commercial Real Estate is a boutique brokerage serving Boise and the Treasure Valley. We lead with analysis: the rent roll, the lease abstracts, a defensible NOI. Backed by the CCIM designation and principal ownership experience, we only recommend what we would be willing to fund.

Managing Broker | CCIM
Blake grew up in the Treasure Valley and has spent his career on both sides of the table. Before KZB he managed a commercial portfolio as a principal. He holds the CCIM designation and serves on the CCIM board.

Marketing Director
Riley runs marketing for KZB, from listing video and photography to social media. He founded Quick Bites Media at 15 and has spent years helping founders build personal brands online.

Marketing & Media Agent | Muse
Ace handles marketing and media for KZB: listing copy, captions, and campaign ideas, around the clock. Riley signs off on everything before it goes live. The sunglasses stay on indoors.

Chief of Staff
Grok Bot runs admin and property research for KZB: scheduling, records, comps, and first-pass numbers. Every figure is checked by a broker before it reaches you. Has opinions about cap rates.

Thirteen years on the ownership side. Now on yours.
It depends on the income it produces and what buyers will pay for that income today. For income property we start with the leases, rebuild net operating income line by line, and apply cap rates from recent comparable sales. For owner-user buildings we look at comparable sales and replacement cost. Reach out and we will walk through it with you.
A cap rate is net operating income divided by price. It is how the market prices risk: the lower the cap rate, the higher the value for the same income. Tenant credit, lease term, location and the building itself all move it, which is why two properties with the same NOI can sell for very different prices.
Broker fees are fully negotiable. They are not set by law, by any association, or by any listing service. We agree on fees in writing with each client before work begins, based on the type of assignment, its size, and the scope of services.
It depends on the submarket and the product type. Timing is driven by vacancy and absorption: how much comparable space or product is on the market, and how quickly the market is taking it. Before we list, we pull current vacancy and absorption for your property type and submarket and set expectations from that, not from a rule of thumb.
Not always, but it usually pays. Agreeing on price is the start of a deal, not the end. A broker underwrites the terms, negotiates the lease or purchase agreement, manages due diligence and deadlines, and keeps the transaction on track to close.
