Boise, Idaho is a young city full of opportunities which ranks in the top 25 places in the US for quality of life. It hosts access to jobs and many forms of entertainment and the greater Boise proper is an area full of hidden gems teeming with potential locations for singles, young couples and families alike. 

The neighborhoods below are the ones our team believes are the most undervalued Boise neighborhoods. These up and coming zones are perfect for buyers searching for homes that have potential to increase in value.

Boise Bench

This area was described as “the second most hip neighborhood in Boise” by one of our realtors and we thought it was very fitting. The Boise Bench offers many of the same perks that draw homeowners to the North End and has jokingly been dubbed “the new North End” by locals. 

The Boise Bench is home to several streets where houses regularly swap hands for $1M+, but there are plenty of beautiful properties for sale around $250K.

An iconic street is Glen Haven – located in the Depot Bench neighborhood. Most of the homes on this street were custom-designed in the 1950s and possess a lot of character. The trees are mature and create a distinctly relaxed and lazy feeling. 

Another undervalued area in the greater Boise Bench neighborhood is the Central Rim. Homes between Orchard and Houston Road are coveted and provide access to stunning views of the downtown skyline. Many of the streets are a dead-end which limits the volume of traffic.

Northwest Boise

The topic of what constitutes “Northwest Boise” is a little controversial. Some North End natives have distaste for suggestions that the North End goes to 36th Street. The belief is held that the North End’s boundary is 28th Street – everything past that is what the fanatics refer to as “new build”. 

We defer a verdict to the city’s zoning. Officially, Northwest Boise starts on 36th street and the North End continues up to 36th. Please exclude us from the Thunderdome.

In our humble opinion Northwest Boise is the most undervalued neighborhood in the city due to its close proximity to Downtown and the North End – both a short bike ride away.  

Northwest Boise hosts mostly properties built in the 80s and 90s and many of the homes have modern turn-key living arrangements that are desirable for both families and retirees.

What Northwest Boise lacks in history it makes up for in convenience. This part of town is ideal for people who want the full Boise experience at a good price. It is home to several smaller communities, including the Sycamore District.

Despite being in Northwest Boise proper, it retains much of the charm and feel of the North End but without the price tag. Many of the homes have been remodeled in recent years to match those in The North End and around Harrison Boulevard. Sycamore Hill is close by and provides excellent access to trails and golf.

Hidden Springs

Drive fifteen minutes south of Downtown Boise and you’ll enter Hidden Springs – a master-planned community built in the early 2000s. The intent of this development was to be a satellite community to the city that provided locals with a space full of amenities like an elementary school, firehouse, restaurants, shops and access to hiking in the Foothills.

This community has a wildly split reputation – some love it while others despise it for its faux feeling. This dichotomy of taste for the area makes it one of the most undervalued parts of town. For those who like pre-planned communities it is charming and lets residents live an ideal suburban lives.

East End

The East End of Boise is one of the most undervalued parts of town. Many of the houses here date back to the Victorian era – a time when the city of Boise was still finding its footing. 

The East End is positioned close to Downtown and is home to amenities like excellent schools, beautiful streets, large houses, and extensive access to the foothills. These features make it the perfect base for a growing family. 

The East End has an abundance of affordable housing mixed in with the expensive ones and many of the homes in this area incorporate traditional Victorian motifs. The iconic Warm Springs road is your gateway to downtown. If a hike in the foothills followed by a bike ride to 8th street sounds fulfilling you’ve found your future neighborhood.
